Permitted development, which is now of a bigger size area and does not require planning permission or approval as long as it is within defined criteria, has been obsolete in recent times, making waiting periods for decisions obsolete, cheaper, and even easier to process.
Planning permission!
Before any construction on a home can begin, most people will need to submit a successful application for planning clearance. Planning focuses on how land is used, the appearance of buildings, landscaping concerns, road access, and the influence that a development will have on the environment in order to govern how neighborhoods, towns, and cities are created. If you want to do the following, you'll absolutely require planning permission:
The proposed extension is higher than the highest part of your original roof
Any part of the proposed extension is over four metres high and within two metres of your property boundaries
The ground area covered by the proposed extension covers more than half of the total property area (excluding the ground covered by the original building)
The total volume of the original property is increased by more than 115 cubic meters (volume is calculated using the external dimensions of the structure: length x breadth x height)
The total volume of the original property is increased by more than 10% (or 50 cubic meters, whichever is greatest) for terraced houses, or any property in a conservation area, a national park, or the Broads.
After receiving your proposals, the council will post them on the Planning Register for public inspection and notify your neighbors. The local council will then appoint a committee to make a decision or select a senior planning officer to do so on their behalf. The process can take up to eight weeks, and planned works must be completed within five years if clearance is granted.
If approval is denied, plans can be revised to address any issues made by the council and resubmitted within 12 months without incurring any further fees. Within three months after the council's decision, an appeal can be filed. Those who fail to obtain planning approval before constructing an extension may be subject to substantial fines and may be obliged by law to dismantle any new construction work.
